First---one question to others----if the builder installed the vapor barrier on the wrong side of the insulation, could that account for this?

Gary----can't imagine why you don't want to be swinging from the heights!

As to contractors---you could point blank ask how many jobs they've done, and ask for the addresses of a few former clients. Another approach----ask a building materials dealer (contractor's desk) names of contractors who have been buying a lot of Hardie.

The main issues I've heard about are cutting it and properly installing it without breaking it.

JR - yeah, the double doors were a feature of this builder, as a way in for a riding mower. This is actually a large 2½-car garage, 28' deep for the "2" and about 15' for the "½", although I have parked a small pickup and two sedans in there, albeit tightly. Now there is so much junk in there (lumber piles, cutoffs, tools, etc.) that I can barely get two cars and the tractor in.

Dave, I don't really know about the vapor barrier configuration, but I do know the outside has a tyvek wrap and the inside (at least in the attic) is lined with 1" foamboard with the aluminum side "in". BTW, that aluminum skin played havoc with TV reception (came with an amplified attic antenna) before we installed FIOS.

Besides the heights, one more reason I would not tackle a HardieLap job myself is the number of non-square cuts needed. That is a heck of a lot of mitered ends!

All - I guess my next step is to contact some people for bids for total replacement versus fix-up. One plus of total replacement is that I can relocate those @%%#!! high spotlights on the ends down to a reasonable height.

Good luck with it. I'd sure be pushing to find out why so you don't have to deal with it again.

BTW---why you talking about mitered cuts? Looks like you have corner boards at each corner. Again---beautiful house---and as to your garage---you suck!

where a roof meets a wall, like in the second to last photo, there should be a trim board running up the rake. any where siding and trim meet should be caulked. you live in pennsylvania so i am guessin you get snow and cold. water will wick into the end grain, freeze, and split the siding, plus cause rot.all end gran has to be protected from the elements.
end grain is where most moisture enters and exits lumber. that is why end grain is sealed before being put into a kiln, therwise it will split.

the best protection that will last the longest is paint.but if moisture can get behind it, it will fail.

Yeah, I have never been real happy with the way those gabled walls meet the roof, or how the "trim boards" just cover the ends of the siding elsewhere (leaving a space at the siding channel). Some years ago I caulked up all of the "channels" I could get to (partly to keep stink bugs out), but those high gables are untouched. Any siding re-do will be done differently!

Did I mention I hate cedar houses? This current problem follows years of dealing with carpenter bees, woodpeckers, stink bug infiltration, deteriorated deck and failing roof shakes. Bank account willing, I'm slowly transforming it into a bee-, woodpecker-, bug-, and rot-resistant structure!

Revived to let everyone know I'm going with Hardieplank siding, complete new Hardiewrap, Hardieshakes, all Hardie trim, and even new vented Hardiesoffits. All done per Hardie requirements - joint flashing, finishing off drip edges, and caulking everywhere included.

The contractor and I crawled all over the house to try to estimate how much cedar would be needed to replace bad boards and install Hardietrim at corners and windows. Bottom line, estimate for cedar was a little more than half of the complete fixed-price fiber cement treatment with no guarantee of final cost or how well the underlying house wrap, etc., has stood up. Then, too, if something else deteriorates in the next few years we would need to rip off the new trim to fix it.

One thing came up that I need opinions on. We had assumed that colors would be pretty much as now, but when we "built" color models on the Hardie site, a surprise was how well white trim looked with some of the greyish fields. So to the best of my photoshop abilities I added white trim to the front (shadows prevented a full treatment) so it might look something like this:



Whaddya think? A plus here would be that AZEK or similar trim could be considered instead of Hardietrim, being much easier to work with and having less tendency to wick water. AZEK costs a little more, but would be made up by reduced labor.
